At least $3200 to 3400 psf. For long term investments, so buyers not affected much by the new seller sd.

property market in singapore become stiffer with more and more anti-speculation measures.
anti speculation is good. stiffer is no good.
it cause people who really need to change hand to have problem.
example if you own a hdb and has abilities to upgrade. the second property buyer stamp duty cause people not able to buy at early launch of property project which is typically lower in price. need some flexibilities review. maybe allow upgrader to sell only upon top the hdb. but of sell private then tax kick in.
in terms of number of hdb/private properties, the demand supply is about balance. but people prefer new property for stay rather then old. just like one will pay to buy new clothes/shoes but pay lesser for resell one.
