well in the olden days LKY HDB is much bigger 
you look at those old estate 5 room flats
those are the LKY times where such a big room cost you know what

today new BTO 5 rooms are 3/4 or even 1/2 the size of those LKY old 5 rooms flats
now those flats are 1000X compare to those old 5 rooms
