Total returns is capital gains plus dividends...
This is done for all reits with more than 10yrs listed on exchange.
A good reits gab give higher than 10% return a year.
A lousy reits is negatiev returns per year....for more than 10yrs.
Most of the lousy reits are foreign reits.
