Yesterday another record-breaker in Serangoon joined the fast-growing list, but this time breaching the $1.2 million mark, making it Serangoon's first S$1.2 million HDB transaction.

Only Two possible,

- PR buying , one of my uncle flat sold at 900K++ according from him is a Malaysian hubby with his japanese wife.
- Downgrader aka pervious stay in Landed house or Condo, they sell off for a profit even pay 1 million + they still got some profit left. One thing for sure, they will not anyhow buy also . If you see those unit been sold at million mark usually top level or so. Have a nice renovation done. Surrounding got many hawker centres, etc. aka usually in Prime mature areas.

I know recently Sengkang also got one unit sold at one million, that one I feel is PR just buy it. I doubt is local buying maybe is. I also don't know why he/she buy Sengkang unit there and willing to pay one million +

Serangoon EXE HDB is the first $1.2 million sale in town.

Located: At 321 Serangoon Avenue 2, this property fetched a price slightly exceeding the S$1.2 million mark, settling at S$1.208 million.

Spanning 1,615 sq ft, property's price per square foot (psf) stands at approximately S$747. Despite spaciousness & prime location, unit TOP-ed in 1989, leaving about 60 years & 11 mths of lease remaining.

Sale not only marks first S$1.2 million transaction in Serangoon also claims title of the most expensive HDB and Executive Apartment (EXE) in the this area. Big Grin
Good news for the Rotfl Owner and for property's market, but not good for people who is buying a second hand flat from the market. SGD$1.2 mil.

New condo, $1.6m, 99y, 940sf, 1700psf

If all else are equal, what's yr choice?
