Base on my logic-

1) Annual accounting books have depreciating assets ie laptops, photocopy machines
Likewise, Sale of State Land also has Appreciating value

2) Every plot of land goes through bidding process
So URA will make profit from the Highest Bidder

There is NET increase in $ Book Value but don't know go where
