Even raised to $10k, he can never make it. Say he has 10 stalls, each pays $10k, total $100k, one year $1.2 million… means he needs 35 years to collect back his principal sum. Meanwhile, he needs to pay bank interests, property tax, income tax, upkeeping fees, utilities bills, maintenance fees, etc…. How to survive?

Dumb buyer , THIS IS SAME FOR PROPERTY ..

Those buy at Million dollar mark. So you are buying to stay ? or resale again in resale market in future?

Some I do know is " downgrade " they sold their Condo , got that cash can afford to fork out 1 million for a HDB resale flat " Of course the location, the view " is there .

Likewise for Private property , You spend millions on it , So if wanna profit in future you surely need to sell higher than your buying price.

maybe later can fetch 50M just like ppl buying $350K BTO and sold for $1.2M 5 yr later.

my imagination and theory.  the world created happen all at the same time and still exist for all the time segments.
man only has ability to live the created world in a chronologically sequence in a specific range of time frame.

the value of a shop is not just about size but also the amount of business it can generate.
that has many many factors. including locations and the manager.
The reason is that the owner wants to get rid of the existing stallholders. So the only nice way is to increase the rent and the stallholders will quietly terminate the rental.

 Then the owner will bring in his own gang of chefs and hawkers to come in to rent from him and operate the kopitiam.

Owner or Owners could be just "parking". Safe haven😎 No issue to them if stalls rented or otherwise...😁😎
Most important is safety and down the road, there is a greater fool who will buy at a higher price. 🤑
