Some of the reits are no longer viable under high interest rates environment. Some I believe padded their asset valuation and loaded up on debts.
The 10 worse performers...shows where default risk lies.
Prime for example despite good assets is laden with permanent changes in work culture in US and now.laden with high interest rates.
Some have padded their valuations and some of these can collapse suddenly because they don't even have the asset backing and will default on their loans.
