Maybe the doctor can give special service that commands a premium.
Their 3 clinics are in populated areas. But Tampines is not a populated area.

She is not totally wrong, if I'm her I would say it the other way which is even if rental is low, GP may not lower their rates given there is a so call market rate for GP to maintain their lifestyle.
