leasehold at that area is around $600 to $1000 psf, rental about $2 psf. both very low. could be due to the location

near Springfield. if dun mind the location, just repaint and plant some trees, below 1m can do lah. 

check master plan and if there're freehold or extended leasehold around, very high chance to extend as well
