1. Tenant cannot offset your security deposits to pay the monthly rental.
2. Landlord cannot immediately evict the tenant. But need to follow the TA terms. Usually there is a grace period of 7 days.
3. Always bring along a witness eg the agent is best (since you pay him comm) when you are evicting or locking up the premises. Tenant must not be inside the house when you lock up the place. Take photographs and videos.
