HDB flat only go up said LKY...if go down alot: PAP also go down as now youngsters earn higher salary compared to their father or grandparent times....Last time HDB was cheap because that time salary was little too ! Average workers earned $300 -500 per month.

Can only blame that horse treasure mountain bright idea to help sinkie become millionaires. When the old dogs designed the HDB system, it ish very simple just to let sinkie peasant be able to own a very affordable public housing, and with that cheap price tag in the past, even the limitation of 99yrs lease ish also not an issue.
But after those higher mortals decided to help sinkie become millionaires and allow HDB flat to hike beyond reality, it had already break the basis of HDB system and destroy the original goal to help sinkie own affordable public housing. Don't think any changes can easily fix this liao as the help become millionaire HDB ish nao becoming an unsustainable model for future generations of sinkie. Maybe can only apply some bandages here and there to try extend and delay the inevitable collapse of the system nia.

You have to see a BIGGER Picture. Start from Office retail. SG is not USA or China. Big countries. Is others depend on them not they depend from others.
Office rental, etc already increase so much even come to expats who come SG work and stay been assign by their company also feel the pinch.
Do you know over these year quite a lot foreigner office in SG left ? due to high office rental or downsize , just rent a small office.
Thus down to individuals who want to rent out their condo , even landed house , down to HDB .
Actually is about " balance " this is what Greedy PAP need to study how.
