1.35% is cash rate, the mortgage rate is already 3.35%

unless the loan quantum is big (in million), a 0.5% rate increase base on 500k per month just need to fork out extra $170+- per month, which many can still afford

Medium house prices in big cities are above 1 million, so many are having 1 million dollar loan.
