Centurion Accommodation REIT is a PBWA and PBSA trust sponsored by Centurion Corporation Limited (CCL). Its initial IPO Portfolio comprises of 14 properties valued at S$1.84 billion, located in Singapore, United Kingdom and Australia.

The REIT is forecasted to have annualised distribution yields of 7.47% and 8.11% respectively in FY 2026 and FY 2027, based on the offer price of S$0.88. Cornerstone investors, including FIL Investment Management, have subscribed to aggregate of 614.0 million Units at the Offer Price, which represents 35.7% of the units in issue after the offering.
Post IPO and upon satisfaction of conditions, Centurion Accommodation REIT will acquire Epiisod Macquarie Park, a PBSA asset located in Australia and will see its portfolio increase to 15 properties. This values the enlarged portfolio at S$2.12 billion.

Straits Times Index (STI) has crossed 4,400 points after the mid-day break, hitting a new high... Oops Surprised Thumbsup


As at 2.16pm, benchmark index hit an intraday high of 4,402.995 points, with "serious buying" across the banking, property industrial sectors, according to UOB Kay Hian.

The S'pore bourse, DBS Group Holdings, Jardine Matheson Holdings, United Overseas Bank (UOB), S'pore Exchange (SGX), Oversea-Chinese Banking Corporation (OCBC), S'pore Technologies Engineering (ST Engineering) & Keppel Limited were the highest advancers in terms of absolute value. Of the 30 constituents, only Wilmar International is in the red while Thai Beverage (ThaiBev) and Genting S'pore were trading flat.

DBS Group Research has a year-end target of 4,430 points, while UOB Kay Hian's last target was at 4,602 points. JP Morgan, on Sept 22, increased its 12-month bull target to 6,000 points, up from 5,000 points previously.

BROKERS’ TAKE: Analysts positive on S-Reits on prospect of more rate cuts, give top picks.

Expected US rate cuts of 125 basis points from September 2025 to March 2026 ‘augur well’ for S-Reits, says Citi.

[SINGAPORE] Further US Fed interest rate cuts are widely expected, which would be a positive sign for Singapore’s real estate investment trusts (S-Reits), said analysts.

The current rally is supported by September’s 25-basis-point cut – the first cut since December, with US President Donald Trump pushing for a lower-rate regime.

Citi economists said they expect further cuts of 125 basis points from September 2025 to March 2026, which “augur well” for S-Reits.

Morningstar pointed to S-Reit performance moving inversely to Singapore’s 10-year government bond yields, which declined from 2.87 per cent at the start of the year to 1.91 per cent as at Sep 30. Real estate yields are expected to remain stable or tighten slightly in the near term, supported by the recent decline in bond yields, it added.

S-Reits’ valuation forecasts of 5.4 per cent for 2025 and 5.7 per cent for 2026 imply yield spreads of about 3.7 & 3.9 per cent over 10-year bond yields of about 1.8%, said Citi.

It added that S-Reits with greater domestic exposure are expected to fare better than those without, driven by “significantly softer” three-month Singapore Overnight Rate Average (Sora) and the stronger Singapore dollar.

The three-month compounded Sora fell from 3% on Jan 3 to under 1.5% as at Wednesday (Oct 1), while S'pore dollar has appreciated 5.9% against US dollar in year to date.

In previous rate cut cycle of 225 basis points from 2019 to 2020, Citi pointed to S-Reits’ outperformance of the Straits Times Index, the financial sector property developers.

Office S-Reits subsector was best-performing in the quarter ending Sept, supported by resilient occupancy rates strong rental reversions in the first half of 2025.

Singapore industrial output falls 7.8% in August with pharma slump

Maybank attributed the August dip to front-loading in July ahead of higher reciprocal tariffs across Asia.

Singapore’s industrial production fell 7.8% YoY in August, reversing July’s gains and ending a 13-month growth streak, according to Maybank Research.

On a seasonally adjusted basis, output dropped 9.7% MoM. Excluding biomedical manufacturing, output eased by a milder 2.9% YoY.

The sharp decline was led by biomedical manufacturing, which plunged 37.3% YoY, as pharmaceutical output dropped nearly 60% due to product-mix shifts and base effects.

Electronics also fell 4.8% YoY, weighed down by contractions in semiconductors (–8.8%), other modules and components (–13.1%), and peripherals/data storage (–16.8%). Despite the pullback, electronics output in August remained the second-highest level recorded this year.

Offsetting some of the weakness were gains in transport engineering, which surged 18.9% y/y—driven by a 36% jump in aerospace—and chemicals, which rose 3.5% YoY, supported by petroleum and specialty chemicals.

Maybank attributed the August dip to front-loading in July ahead of higher reciprocal tariffs across Asia from 7 August, as well as unfavorable base effects. It noted that industrial production excluding biomedical manufacturing stayed close to 2025 highs outside of July’s peak.

Looking ahead, Maybank expects Singapore’s GDP to grow 2.4% YoY in the third quarter, slowing from 4.4% in Q2.

Its full-year 2025 GDP forecast remains at 3.2%. The bank also expects the Monetary Authority of Singapore (MAS) to maintain its modest appreciation stance in October, citing resilient growth and contained inflation.
