I presumed that the flat has unblocked views and is facing Nanyang JC (either NW or SW facing and not the ones facing NE. Actually NE is also unblocked but the viewing angle is not as big)
Has shops, including coffeeshop, at Blk 326 within walking distance.
Walk more (about 1-1.5 times more) will get to NEX and Serangoon MRT Station. Distance to Serangoon Centre (Blk 253-254, 261-263, 265-267, 237) is further but also walkable.

Now HDB resale flat already " heywire " in future will be worst. Govt claim will keep monitor as usual.
This type of unit obviously No more , HDB never build anymore. Now is tiny unit squeeze 4 tall blocks together , middle is the playground , fitness corner and beside will be so call RC centre and just one neighbourhourhood shop or two inside. A child care centre and an elderly centre. Quite standard.
Thus these type of double storey HDB unit price surely there depend the buyers wanna pay a lot for it as seller of course will mark up the price to sell even just left 30 years.
