some reason of increasing value. inflation and increasing income from educated.
the sudden influx of hk people also a spike event that causes more to fomo.

need to change bto back to part build first then sell to reduce waiting time to get flats.
this type of measure make hdb job easy but impact buyers with long waiting time, later marriage and older age to have children. maybe no children as a result of older age.

by locking up lease longer means there are lesser supply over time, that make situations worse.
to curb investment demand. other possible measures like look at how many units are being lease out.

then place some restrictions on owner who does not need units in prime area.
basically demand and supply rule will said price will continue to raise until exceed bearable price by a bit . so more roar from those who want but cannot get.

or increased supply. or make other area more attractive with work. like nw area cck does not have much work with so many units. also nw does not have direct access into cbd making it inferior to area that is connected by cte, ecp, aye. ponggol, sengkang got kpe to go right into mce then cbd.
lta can look into building tunnel for traffic coming from pie to go direct into cbd or a new express way connecting from yew tee, cck, bukit batok direct into cbd. current way no good as via pie got to loop around kpe. or go around into clementi then down to west side of town. a direct in for these nw units will relieve all other expressway.

transport is a major reason that affect housing demand. while mrt is good way to provide transport. these nw area still got to change to other mrt line. why no direct in. nw resident see no up by lta ?? now is pm ward sure need to do something right? also mrt designer are building too safe to avoid congestion by leaving long walking distrance for connection. why not build a flexible path where most of the time short. in event then increased the walking distance. example is borna vista exchange, botanic garden exchange.

More than 80% of S'poreans are leasing their homes from the HDB, so less than 20% actually own our homes. So even the resale of leased properties belonging to the HDB is affordable to only a minority.

They have decades and decades of data and still need to monitor?
