The doctor got back all his money, not even need to suffer any exchange loss. Every investor has to take into consideration foreign exchange loss when investing oversea. The judge is too nice to the doctor.

If he'd invested locally,

1400 to 2500 psf
1600 to 2800 psf
1800 to 3200 psf

He would hv made around 50 to 80%

Quote:Ms Kwek denied Dr Lim's claim entirely, saying that the WK Investment Network was an informal grouping of people interested in investing in property and that its formation was not intended to create legal or contractual obligations.
While she did introduce the investment opportunity to Dr Lim, Ms Kwek denied telling attendees that she would follow through and exit the project with them at a profit after five to seven years.
She also denied giving any financial or investment advice to Dr Lim.
She argued that participants were shown a comprehensive disclaimer at the start of the programme, saying that they are to exercise due diligence in making any purchasing or investment decision.
The disclaimer also encouraged participants to seek out professionals like legal advisers, accountants and bankers before making any property investments or purchases.
The judge found that there was no contractual relationship between Dr Lim and Ms Kwek, and his claim on this basis failed.
However, she found that Ms Kwek did owe Dr Lim a duty of care in common law. Judge Tan noted that Ms Kwek did assume personal responsibility for her statements made during the programme.
She did not challenge Dr Lim's testimony that she had verbally assured attendees that she would look into and source for undervalued properties with considerable growth potential on their behalf and hold onto the investments with them, eventually leading them to sell the investments at a profit.

She claimed she was a property guru. She twach property investment ....yet the $100k property in the end was worth only $4K

Sad joke but its the same for all those investment course peddler .who claim to be gurus.

If invest locally, you need a big capital. This doctor spends less than $85,000. The British pound is even less.

It is possible that the UK side does the trick. First, need capital, ask to invest. After the project is finished, sell at a loss.

For overseas property, it is better to have the full cash to hold the property. Once you feel that it is right, you can sell away. UK has those management companies. It is just that the country is far away and difficult to manage. Too bad, this one is a pooling of resources.

If you notice, the property was sold during the Pandemic and BREXIT at a depressed price.

The impact of Covid on the hospitality industry had been well publicised.  Tillington Hall has also been affected greatly by the restrictions on hospitality.  The owners of the hotel have made the decision to close the doors on the hotel and sell the property.

He lost only £48000 which is worked out to about S$80,000 base on present day exchange rate. In between the 5 years he received S$18400 as rental income even though the occupancy rate was only about 50%

Surprised judgement. How can the medical specialist claimed not to know anything about investing his money? He is a sophisticated investor, not a lay man. He should have done his own due diligence before investing.

Very unfair judgment. Nobody forced him to invest. If win, will he give back the profits?

Wendy Kwek and ex husband Poh. Did they purposely divorce to avoid claims from creditors? Ie purposely make one bankrupt so no money to recover.
