You build also has to use their own appointed builder. Standard Australian high. Even for the bathroom. After building finished, knock it down and adjust it to your preference. Hope no one complains. Asian tends to look for good finishing. For them, it is workable and livable can already.

After buying the land, you will need a  main contractor to do piling for the foundations, the structural works, Mechanical and electrical works and plumbing and sanitary works...............................that will set you back a few hundred thousands............... Big Grin

You have your own choice of engaging a registered builder you like. The cost is around $200k-300k. It will take up to 18 months to complete, usually can be done within 12 months. You will get a loan from a bank and pay the builder in 5 stages after completion of each stage following the inspection. Before starting the construction, the builder will conduct land surveying. It is a tedious process for building a house. Firstly you need to visit show room to view different types of design of the houses. After you chose the design, they will go through with you on the interior design item by item, how many lights, what type of kitchen, location of ceiling lights, table top material, fireplace (if any). Colour of the wall in living room, and all the rooms. Front garden layout including what trees to plant and where, what flowers to plant under the windows. You may want to have additional things or customise the standard design….all these will drive you mad.

Ready built houses sometimes have hidden problems neither the agent nor the owner will tell you. For example flood at backyard during heavy storm, building structural issue, termite issue, etc.

No lah, primary school also. I brought my son to a well known primary school for entry exam, unfortunately he didn’t make it…too many people and the exam is very hard

I see how the builder staff work, start work all the way, no lunch. Till on-the-dot knock off. You design your whole house, at one location, from top to bottom with the same appointed builder. Your house outside cannot be outstanding from your neighbour. Only a few builders to choose from.

No lah…if you choose big builder, you dunt have to worry, they have a Project Manager who takes care of everything. There are many designs to choose, no need to design your own, which is not an easy task. There are different teams of people come at different stage or time, they come and finish their work then leave. 100% are Aussies…very professional from laying bricks to doing carpenter work to installing insulation between walls to laying tiles on the roof. However if you want to save money, you may engage small builder, so you may have to come up with your own design with detailed diagrams of wiring, lighting, kitchen layout etc etc. You have to manage them closely to make they dunt make mistakes.

Big sewage pipe was laid near the street by the land developer, the builder only needs to connect the sewage pipe from your house to the big pipe outside will do.
