The longer they drag, the lower the price. Cos the developer that buys the site must pay more and more to govt to top up the lease to 99 years. The sellers too greedy.

Another lesson learned. Dun buy too big estates hoping for enbloc. Ideal ones are those that can be built into 250 to 300 units

Xiao is Billion here. If I the investors rather use my Billion to buy Gold than property. The profits back is more faster in fact come selling off property.
