Paragon reits gearing is 44% it needs to sell this to get it below 40%.

Many reits are trading below book value.
Paragon is at 84% of book.

Similarly MPACT is selling its anson Road property.

When reits is trading below book the best thing to do is sell as many properties as possible at or above valuation and use the money to buy your own stock back or pay down debts.
