mix group from very good man to crooks.
good man help in doing good transactions that is win win for seller and buyers.

crooks try to curb the demand to seller so that they and related party can buy cheap.
for example not sending buyers to view.
not telling seller that there is activities for enbloc.
telling story to seller or people that can affect the sale to hurry a cheap sale.

choose your agents properly. one can see the champion board of each agency for the able to sell.
may not be your best interest. still need to see their performance when you let them do it.

also there is no need to sell via agent. you can always sell your own property, own time own target.
