Property sellers in Sydney and Melbourne are seven times more likely to cop a loss if they sell a unit instead of a house.

But sellers in regional areas of NSW and Victoria have a more even chance of making a profit regardless of whether they list a detached house or a unit.

CoreLogic head of Australian research Eliza Owen said the supply of new units was part of the reason for the high concentration of loss-making unit sales in parts of inner Melbourne, inner Sydney and Parramatta.

State and federal governments will push to increase the supply of new homes to address a crisis in housing affordability, that has pushed up both rents and property prices.
