It puzzles me who is the valuer that values such flats as worth over $1m? Based on what criterial that commands such exorbitant amount? Will there be cash over valuation? any 80%(whatever) financing by the banks or by hdb loan? All these must be transparent to all of us so that we will not feel shock, unbelievable, mouth open wide. HDB is on a 99 years lease no reason why it keeps going to the moon almost like cryptocurrency btc worth $2m in decades time.

Who are these people who are willing to fork up over the top prices for resale HDB units-- beri wealthy people who dun mind paying whatever price since still cheaper dan pte condo. Today's HDB owners are wealthier dan pte property owners.
Garbagemen got realise HDB units no longer affordable for the average old hundred surnames or not. If all the foreigners balek kampong suddenly the prices will free fall as they are basically servicing the mortgages whether condo or HDB. Money lauderers got knock on effect, foreigners oso got massive impact.

Shd be downgraders who hv plenty of disposable cash. And afraid if dun get now may hv to pay more later.

Either More PRs in SG OR More Locals no money liao downgrade sell off their condo
If one is rich not doubt invest on condos , should be upgrading soon buying a landed house.
Or perhaps they profit don't mind stay in HDB again. I feel is kinda not much , as everyone aim to upgrade from HDB to Condo , only 1 percent managed upgrade to landed house.
