SMS Sim Ann admits how serious the shrink-flation of HDB flats size has become now?

This statement leads to some shocking interpretations:
New HDB flats are guilty of shrink-flation, so an HDB built 1980 with 57 year's lease left is much larger than one built 2022, so the same type of flats regardless of leasehold years remaining is the same price, because the room sizes have significantly shrunk, so a new 3rm flat is much much smaller than the old 3rm, thus the same price value for the same type (e.g. 3rm) but different leasehold duration left.

Her 2nd statement only confirms her first, that older flats are probably much larger, thus although new and old flats of the same type but much different leasehold duration remaining are all of the same price, newer flats of the same class (HDB flats are classed by number of rooms, e.g. 2room, 5 rooms etc) are so much smaller, that flats of same class and location but one 43 to 49 years older is the same price as one that has a brand new 99 years HDB leasehold to go.

So I now wonder, were I to buy a 5 room new BTO HDB in 10 years, would 3 rooms by then only be suitable as a store room, hamster/ small pets(e.g. chiwawa)  room and perhaps prayer room/ bomb shelter for use, with such significant shrink-flation involved. Would the air con ledge, balcony/ planter ledge be in themselves, each be classified as a room too?
