Reason #1: Keeping taxman at bay are that many other ways to make money without the taxman wanting his cut. Example, when companies make a profit, they must pay corporate tax, they gave CD dividend.
REITs operate differently. If they pay out 90% of their taxable income to you — unitholder — they are not required to pay taxes on income. A the tax savings don’t stop there. In REIT unitholders don’t have to pay income tax on distributions receive.
It’s a double tax win: REIT avoids corporate tax, you avoid income tax on your dividends. That’s a powerful advantage, making REITs a tax-efficient cornerstone for your portfolio.
Reason #2: if you like to own a shopping mall?, dreamt of owning a shopping mall, a sprawling industrial complex, or a cutting-edge data centre? REITs give everyday investors access to high-value properties normally out of reach. In S'pore, we are blessed with plenty of choices
The experience of local investors with S-REITs with Chinese assets hasn’t been a bed of roses so far. At one point, three S-REITs with Chinese assets and a property trust were listed. They were CapitaLand China Trust , Sasseur REIT, EC-World REIT and Dasin Retail Trust . Mapletree Logistics Trust has 18.5% of its assets under management in China, which were blamed for its 2.7% decline in distribution per unit as at the end of 2024.
The main risk with the non-CapitaLand, non-Mapletree REITs is the “key man” risk. In the world of S-REITs, this refers to the sponsor. For instance, EC-World REIT’s sponsor was responsible for more than 80% of the REIT’s rental income through master leases. Similarly, Dasin Retail Trust’s sponsor contributed around 70% to its rental income.
Looking at Sasseur REIT’s rental:
The income is based on the entrusted management agreement (EMA) model. The starting point is the cash flow from tenant sales (less expenses) of its four outlet malls: Chongqing Liangjian Outlet, Chongqing Bishan Outlet, Kunming Outlet and Hefei Outlet. Unlike the retail REITs in Singapore, where base rent comprises the main part of their gross rental income, Sasseur REIT’s rent comes mainly from tenant sales. The “entrusted manager” takes all the cash flow from tenant sales and, after expenses and fees, pays this out to unitholders.

[SINGAPORE] Trade tensions in global markets were evident in the performance of global banks in recent weeks. The Singapore trio of DBS, OCBC and UOB averaged declines of 1.4 per cent. At the same time, recent US inflation data came in below expectations, with concerns about the weakening growth outlook in the US.
Despite the recent broad market downturn, Singapore real estate investment trusts (S-Reits) rebounded strongly with the iEdge S-Reit Index gaining close to 5 per cent over the past two weeks.
Larger market-capitalisation S-Reits have also led the sector’s recent gains. Within the Straits Times Index (STI), the seven S-Reits averaged 5.6 per cent gains over the past two weeks

Interest rates have likely peaked, giving S-Reits stability and more certainty on their future performance.
The sector is also seeing a rebound as lower interest rates ease borrowing pressure on S-Reits. In the month to date ended Mar 20, the iEdge S-Reit Index recorded 4.8 per cent in price returns, outperforming the broader Strait Times Index’s 0.9 per cent.

Mr Ng, 64, was previously chief executive officer (CEO) & executive director of SIA Engineering from April 2020 to Sept 2023.
The leadership changes came months after the termination of three SingPost senior executives—former group CEO Vincent Phang, group chief financial officer Vincent Yik, and Li Yu, CEO of the International Business Unit—for negligence in handling whistleblower reports. Mr Phang later stepped down from SingPost’s board in January 2024. According to The New Paper, former local operations CEO Shahrin Abdol Salam also resigned this month. His role has since been taken over by group chief operating officer (GCOO) Neo Su Yin, who has assumed additional responsibility as Singapore CEO.

SINGAPORE: Singapore Post (SingPost) has completed the sale of its Australian logistics business, Freight Management Holdings (FMH), to Australia-based private equity firm Pacific Equity Partners for A$1 billion (around S$845 million), the company announced on Thursday (Mar 27).
According to The Business Times, the sale brought in gross proceeds of around A$781.5 million, which was slightly above the earlier estimate of A$775.9 million.
