Absolutely a mistake to sell. It is only right to buy and hold.

Come Aug, govt will tightening rules for non-selection flats to bring down rate of rejections by applicants invited by Hdb to book new. Ms Christine Sun, research and analytics at estate agency OrangeTee & Tie. more serious applicants may defer applications till then.
While provide bigger grants for eligible buyers of resale flats could have also diverted some prospective BTO applicants to try for a resale flat instead, rather than wait several years. Ms Sun added.
"More people have decided not to wait... since they have the grant, they might as well pay while (the Govt) allows them to top up some money."
For instance, for first-timer families looking to buy a two- to four-room resale flat, grant will be raised to S$80,000 from S$50,000.

I feel are those " smart " people making others finding hard to do the necessary stuffs on HDB Flat matters.
Recently I came to know , when you want to pass the flat to your next of kin , if you are in late 70s they require you go for " Medical check up so call to clarify you don't have demential " from your clinic , if cannot find than you need to yourself find lawyer etc.
I was ??? hey come on HDB FLAT A PUBLIC HOUSING Need to do so much??? Is NOT Private property here.

each family who sell has their own set of considerations . not necessary wrong.
like if it is a couple that is 60+ and owns a 4 room or 5 room in wanted district that can command above 700k.
they can sell and move to north woodland and buy another one for 400k-500k
live there and go enjoy life. once a while go holidays still possible.
even better if can apply for bto to get second bite. buy already rent out go live in johore in rented house got more spending money, each person will ahve their own consdierations. some has no one to pass to why worry?

The video is also mention ' the young gen " how they going to afford ? Is more likely now those so cal newly web couple is more likely they also borrow from their parents to buy that BTO flats or take LONGER Loans due to Price tag is getting higher each year.
As you mention the current ones elderly couple who is 60+ sell off their flat
but remember you sell off and buy you NEED TO PUT SOME MONEY BACK TO YOUR CPF.
Unless You are PR who own a resale flat which they can buy from resale market of course cannot ballot for BTO flats.
PRs once sold they take more profits after what misc charges blah blah etc due to their status as PRs
Still profit more than a local in the sense they go back to their motherland. Once decide not to stay in SG , work in SG anymore.

How many people with sheer silliness to agree and support this HDB high price? Only the PRs/ New Citizens/ elderly who are moving out of Singapore / into an Old Folks Home will truly gain from this.
