Only pay for floor area . Ofcos song when the land area taken back . Because floor area no reduced . During renting or publish in SLA or open tendering only put floor area.

Pay floor area plus extra $2k for maintenance of the extra area. Mean total land area increase extra land plus the House. Fencing perimeter increase. Not the extra land cost . At the same total land increase= floor area + extra land area ( with trees clear)

$2k for maintenance for 2yrs : 
$2k X 12 x 2 = $48000
For 9 years = $198 000

Let say his own GCB rented out for the same period of times @$200k per month for 9 years.
$200000 X 12 x 9=$216,000,000
