Matter might become chaostic as the smooth rollover date of Novmber 2023 is now not certain.

Why worry so much as Gov will take care of those HDB dwellers. Old houses will be demolished and new 99 yrs flat...

In future i will rent out my HDB and use money to stay thailand.

I have no problem with 99yr lease hold I live in one.

However the article pointed out the investment value of 99yr leaseholds.

The value of a leasehold follow a price profile known as Bala curve as lease shortens eventually it reaches zero.

In the past when property rose quickly you don't feel the depreciation as lease shortens
However if prices become stagnant..go down or rise slowly the shorter lease means leaseholds price will be pulled down. This makes leaseholds a harder investment to manage than a freehold.

Basically it is not wise to depend on leasehold property for "down grade money"  when you are older.

What one can do is this:
1. On average people have children in 30s and buy their flats.

2. When they reach 65, their children are married. The property has 65ys left and 80% of an equivalent free hold. Just sell off and downgrade.

3. If you keep waiting to 75yrs old the price drop becomes faster and faster.

I really don't see anything else the govt can do to address this. We just manage it ourselves. 99yr lease is a long period. We have many options along the way to sell cash out upgrade or down grade or stay in until you die.

I don't buy the time bomb argument.

Mr 5354 your new HDB is a resale flat left how many years ? Will you downgrade and go Vietnam to stay after your daughters marriage?

Till then many hdb closer to 99 years, the govt then will come up with some schemes, else many will sleep on the streets. No worry. Also most keyboard warriors will never live till that time.

I check my credit card no mention of min payment worse no statement
just bare facts balances. Their last cheque allowing me to borrow returned.
In other word Bounce.
The Banks are working on the new.
They have to.
Prices rise means money borrowed become cheap cheaper cheaperest

These people dun get it

HDB is Home and not for you to speculate

buy and stay .. very affordable

if you have a lot of money ...ok upgrade to condo

otherwise HDB is good and you can retire in peace without worry about condo loan

Honestly you don't bother leasehold ,

Simple look around you , Still got land to build more Flats cater for those so call " en block , those resident their flat near 99 years "

if you see queentowns, redhill, toa payoh , so many old flats

Yes just in , HDB claim new BTO flats yet again a Prime location again this is for those new buyer or as usual " flippers " yet again despite Gov , HDB set new rules , again surely some flipper still die diet want to ballot later flip high on resale market.
