Last time rationale put 35yo because past this age, likelihood remain single is high.

This ish actually a good suggestion.
With job security diminishing for sinkie and such situation expected to only get worst in future, ish always better to start paying your housing loan earlier than late so you can finish the loan when still young. Else starting at 35 mean most ish only likely to pay finish by 55 while your chance of getting retrench becoming much higher after 40.
The only challenge ish many sinkie guys may not be able to afford the downpayment at 28yo though, especially those still wish to further study after completed NS.
But don't think our higher mortals bother as their focus ish no longer about heping sinkie own a roof over head but hao to help them become millionaire liao.

Actually believe his suggestion ish mainly targeting BBFA at 28yo, at this age most are likely to be only able to afford 2-R and will be struggle to afford even a 3-R. So doubt they would affect the market much if their sole purpose ish flipping, as 2-R and 3-R the market price since to peak at a standard price range (100+~200+ for 2-R? 300+~400+ for 3R?). No doubt the commission still juicy for some but the price actually didn't flip too much. Tiagong there was a crazy time that some 3-R got flip to over 500K but it seem this kind of 3-R ish much rarer than those 4-R 5-R that flip until million.
So the one that tend to ganna flip until like nobody business seem to be 4-R and 5-R type, which can varies from 500+ to million one. This ish normally the market that property agents ish aiming for to make some really big bucks. But doubt ish something that many 28yo can pray around. Even ASK most that moi know ish won't bother with HDB, even they pray properties they pray those private one like condo and landed.
