Hold from IPO until now ...7 out of 9 REITs lost money from IPO level. Average loss is 18% ....if you take out Eagle that collapsed to zero. The return is -7% .
If you count the dividends, excluding Eagle HT you have a net total return of less than 3% a yr.

How to invest in REITs.
Best is to do it when there is a downturn e.g recent covid pandemic that pushes the prices down to allow you to collect on the cheap.
If opportunities does not surface other investments may be better.
