Over invested with $17billion but now properties are stagnant. China investment lagi worst. They thought they can make money easily like in Singapore thru daft Singaporean.

Nowadays, the asset manager is the one that makes money creaming off from reit holders. Can keep churning properties to earn fees. That's why delist and make big bucks.

China next 5yr plans will be less infrastructure and property related. They are focusing on manufacturing and innovation

When the company was private, the value was $1. Company went for listing. The value is $2. REIT is a new wave. The manager keeps increasing his portfolio which corresponds to his fee. The new wave is coming to an end. Now, it is time to take it private again.
Some countries, the shops simply cannot open. You open, you will get fined by the government because of the lockdown restrictions.
