Structurally it will be unsafe to stay after 100 years and the cost to maintain is very high.
SO its best to DEMOLISH ALL flats before 99years and Rebuilt better more expensive New Flat.
Thus..hdb will remain high price over the next 50 years

i think. man can live to 120 years old. genesis 6:3
can buy when 21 years old. so 99 years ensure that anyone who buy can stay for his entire life.
second generation unknown. buy resale unknown.
any way real life expentency is much shorter. 80+ only.

99yr private properties not much problem, especially if locations are gd. Hdb aso not much problem because govt definitely would do something especially when elrections are near

i also think could have not have high taxes on foreign puchase of property.
can have tax + a reduce tax type of property with 40 years lease. china 商品房 allows much lesser restriction and allow for commercial purpose.
with 40 year lease we allow foreginer to buy. 40 years later return back to gov or renw with new lease. collect money ok right?

Most ppl won't stay at the same place forever. So after some yrs you may want to move, downgrade or upgrade, then problems would start to appear. Itll be difficult to sell because banks wont give loans if house is too old, the estate starts to run down and not appealing to buyers, and even for own stay aso quite depressing. These are aso the same problems with old leasehold landed and condos at lousy locations

High or low, it is meant to return to govt at zero cost for redevelopment.
How can one expect govt to print money to buy from owner.
To print such money will cause hyperinflation
Also kee chiu how many think sg as a nation still got 100 years more.
