Million-dollar HDB flats sold in Pasir Ris, Woodlands but smaller flats there unlikely to fetch such prices: Analysts
The property agent who brokered the sale of the S$1.14 million HDB executive maisonette in Pasir Ris said that the deal was completed in only a month, after they received “quite a lot” of offers above S$1 million.

The Woodlands one at Street 83 is next to a park, Fu Shun Garden.
One bus stop away from Woodlands MRT.
Opposite the Woodlands Ave 7 Park Connector. That Park Connector although next to a road is quite good as it is quite far away from the road (the winding paths in that park, not the relatively straight one).
Newer than the Yishun ones so longer remaining lease.

The Woodlands one at Street 81 is er, not really near to anything great. Next to a school so unblocked view.
Also one bus stop away from Woodlands MRT.
Slightly older than the one at Street 83 and is at a lower level.

The Pasir Ris one is not really near anything great. Worst of the lot in terms of nearby amenities compared to the 3 Yishun units and Woodlands Street 83 unit. Note that one of the Yishun unit is only 160+ m2 while all the other million-dollar units mentioned are above 180m2.
3 months newer than the Woodlands Street 83 one.
My preference will still be the Yishun Block 652 sold in Feb this year among the 5 "million-dollar" units.
