the ingredients of pineapples ground nuts red beans are all ordered n delry to u

u just need to prepare the flour n heat them in the pan

whereas selling prawn noodles roast meat requires u to wake up at 3am to prepare

Be coffeeshop landlord the best rah, just shake leg collect High rental from Hawkers.

The Maintenance of the coffeeshop also not much a lot things to do. Unlike shopping mall , office daily need to check also the area is big compare to a coffeeshop.


Than can say " upgrade " to attract more people and another round to increase hawker rental.

You don't smile smile hor, look at some coffeeshop rental increase so much also STILL got hawker willing to rent.

Just like Shopping mall. Location not say good like Orchard also still got people rent the store inside.

Just like HDB resale flat, already reach Million selling price , still got people will pay over 800k, 900k to one million for a RESALE flat or even OLD Hdb left only 30 years lenses.

The flour mixture stir into the paste ish not that easy job hor. Maybe now got machine to help liao but moi hawker relatives last time prepare the flour mixture ish manual method. But their time basically ish stir a huge pot with hands one and take hours to prepare the day before. Then put into fridge next morning then bring to stall. Else business good one ish no time to prepare the mixture at the stall as you sell and will be gone very fast, only when your business no customers then got that kind of america time to slowly stir the paste in your stall. Sad

There was a time when the country asked ordinary men to do extraordinary things.

But now, they'll only do it for money.

yr pancakes are selling better than other hawkers selling the same stuff are dependent on the  freshness of roasted peanut  red beans n coconuts

there is a pancake cake oulet in clenri ave 3 coffe shop selling at 1.60 to 1.80  pc
others selling fr 1.1 to 1.30

i dont find his pancake ingrediebnts much different

there is this ah ma pancake his roasted peanuts are real fresh n fragant

2 ladies ard 50ys manning the stall, gd business.

i dont buy mr beans pancake becos overpriced at 1.80 or 2.00  a pc 
they are not crispy at all

opp my block this coffee shop chain has 2 vacancies not rented out for >3 mths

even many kopitaim oulets(backed by strong  ntuc) already closed

They only pay the Electrical and water bill and the cleaners wages to cleaning contractor they get.

Just slowly earn back liao, as I already mention surely got people willing to pay it.

Like one coffeeshop, this one is EPIC . Hawkers always change one , shortest is last just 6 mths close , after few months another new hawker come in , also do few months close than another new hawker come in.

What pay PUB and cleaning only?  Eh, you know how kopi tiam operates or not? I am not preferring to those established union type like Koufu or NTUC. Most of those are tendered from HDB and you know how much they tendered or not? Knnah, some tendered at $100K per month ok and they must pay HDB every month $100K rental hor. If the stalls nobody takes or just a few takers they really close shop after 12 months (if I remember correctly) because the first 12 months HDB only collect half the rental rate.  I dunno how these HockChia kopi gang monopolised the kopi tiam business and they dare to tender at such crazy price.     Big Grin

Talk like machiam real. Alot of kopitiams are controlled by JHK towkays. Very strict one... on the revenue and what can or cannot do.

Like one kopitiam in moi area, last time change owner the new owner renovate until nice nice, but after reopened, realized all the previous old stalls except the Zhi Char one all gone, leeplaced with a totally new group of hawkers & food options but the $hit they sell ish all foodcourt pricing (eg used to be 3.50 kopitiam bak chou mee become foodcourt style 5.50. The Zhi Char stall the hor fan other stalls that time ish $3.50 they also want to sell at $5.50. This ish in a quiet heartland neighborhood with aging population hor and there isn alternative kopitiam and hawker center less than 500m away.

Moi only leecall the first 1~2 weeks still see got some Q, but after that almost always empty even during peak hours. 

Needless to say, within 6 months these stalls one by one up lorry. After a year all ish different group of hawkers liao, and finally they lowered their food price by at least $1. Though still exp but at least start to see more people go and jiak liao.

Sometime really don't know what these people are thinking. Sad

Summary EVERY ONE FOR THEMSELVES NOW A DAYS..... just like selling HDB flat at resale market. Everyone try their " luck ' mark up the selling price lor , just wait and pray hope got Dumb buyer willing to pay so much for it . Thus you happy profit a lot lor.

Likewise same for coffeeshop owners, office landlords, shopping mall. They will NOT decrease their rental one rah . Only increase. As long got people willing to rent high. Obviously there will be some willing to rent high. No happy go else find cheaper ones to rent lor but others also increase their rental. Thus " suck thumb ' if you wanna be hawker or own a retail shop , have to pay high for it. Since every landlord mark up their rental price. Than we consumers ??? also suck thumb ... If your area all start selling expensive but you know further a bit got cheaper alternative don't tell me everyday you take bus go there just because there sell cheaper? Don't forget the bus fare, now at least min 1 dollar +
