Those who bought in the past

Fcuked by the falling Ringgit

You cannot use the past to make current financial decisions.

You end up buying at peaks and selling at bottoms.

The ringgit is a grossly undervalued currency after falling for 20yrs..so are the properties ...

The reason to buy now is many are selling cheap after buying at the wrong price 15-20yrs ago.

Those nearby areas will be benefited
Good reasons to buy now. Cannot be down down for years. Have loose change can buy.
RM 580k ÷3.40 = 120k sdr.
What are the list of properties near RTS Station

1. Tri towers
2. Princess Cove...

Any others?
The reverse indicator has spoken Big Grin
Both in local currency, rental yields:

Sg D15: sgd 6500x12/2000000 = 3.9%

Jb near ciq: myr 4000x12/1000000 = 4.8%

Rate of return jb slightly higher. More importantly, quantum is very small
Many Singaporean buy JB condo during the peak years ago most lose money with no capital appreciation, fx exchange prata policy

U can see from propertyguru my that a long list of jb condo for sale and rental...

Alot of hype from fake goondu promoting JB new launch condo at per sqf price more than KL new launch condo price

Years later when they sell the condo at FX SGD 1 to RM5 many will cry

Those buyer will regret..🤣
In Malaysia, especially JB  only buy townhouse to stay for longterm.

Not for investment or rental revenue. Better buy T Bill or FD.🤭
Absolutely. Boom past 4MYR ... How can not boom
There are a variety of causes of a currency weakness, some temporary and some longer term.

It all boils down to economic fundamentals, like trade and policies, and economists make mistakes in their projections.

No one can predict how the Myr will fare in a few years time and I will only feel confident once the country thrives again.
first n foremost must pay attention to malaysia  changing politics environment, unos n anwar contemplating to join forces w PAS. when the govt changes all go down the drain all plans failed

Freehold properties offer complete ownership rights, while leasehold properties come with limitations and a set lease period. These distinctions can significantly affect the long-term value and potential returns on your investment. For a more in-depth understanding of these terms and their implications in property investment, I recommend checking out the informative content on Investasian.com.When it comes to property markets, it's always important to consider multiple factors, such as economic conditions, demand and supply dynamics, and local regulations.
