the best are those within a few minutes of walking distance away from the stations. too close not too good. the worst are those very near the lines but far from the stations

Near is ok, as long as not near to the bus-stops that are linked to these stations.
And also away from the exhaust "chimney" that blows out hot and dirty air (dust, bacteria and virus laden).

if you are going to stay there foreverover then whatever doesn't matter. 

but if has to be sold/rented out in future, then many things would matter
