lousy ideas.
to do without the buyer agent, you only double the commission for the seller agent. no benefit for you or the seller.
shd do away with the seller agent. or deal directly with the seller, without any agent. so the seller can save on agency fee and pass some discount to you. but for new launches, you still hv go thru the developer agents
as for the additional loan, showing cash, decoupling and etc, there's no secret at all
