The reality is that less than 20% of S'poreans live in private homes. The masses merely own leases on HDB flats that belong to the Govt.

Actually a lot of the private homes owners own leases too. Less and less freehold nowadays.

The fundamental differences between a condo and a HDB flat are neither academic nor insignificant. Since buyers of HDB units have only purchased a 99-year lease, they have no share of the land where their blocks stand on and no strata title. Owners of condos on 99 or 999-year leases possess a strata title i.e. they own a share of their condo development, and may put up the estate for an en bloc sale instead of waiting helplessly for the remaining lease to wind down like HDB dwellers.

My upstairs neighbour owns a landed property in JB and he rents his 5 room HDB flats to foreigners lah! Big Grin

So the bottom line is that he does not own a property in S'pore since he is only a lessee of that 5-room HDB flat.

Just avoid using that term which is not appropriate here. Landlord is aso inappropriate since no land is involved

I only saw him once a month when he comes back to collect rental from his tenant lah! Big Grin Maybe I'll ask him when I next see him lah! You own a flat when you buy from HDB, right? Thinking

In actual fact, buyers of HDB flats only own the remaining period of their lease. Housing Board flats, which are subsidised by the Govt, are community properties sold under lease agreements that contain an assortment of rights that fall short of full ownership.

I beg to differ since lessee is the correct term for HDB dwellers. There are subtle distinctions between a lessee and tenant. The former enters into a formal lease agreement with the HDB, but a tenant occupies a property, whether there is a lease or not.

If appropriate terms instead of lessee and lessor are used they shd eliminate the doubts that troubled you for decades
