Emerald of katong was the culprit. It’s almost 100% sold on launch date at $27xx to $29xx psf, despite it’s not very ideal. And that pushed up prices of neighbouring condos especially the continuum to $29xx psf

Kopi and Property are a world of differences in value. 
You should compare with equity.

price of a cup of coffee does not wortyh speculation of cts 

when coffee price dropped 50% will not kill the stall holders becos his direct cost also correspodingly come down
but property speculations are in 100 thousnads n millions. 
but when property prices drop 20%  on 100 thousnads n millions the repucursion is no peanuts 

loook at hk property prices now even new launches also need to sell at a loss to cut further loss
of course politics in this cs=ase paly a major part.

Ofc I aso wish prop prices drop so everyone could buy cheap. But unlikely in the next few yrs.

The next hot one will be orie at tpy. Looks like it’ll start at $27xx psf. Leasehold and location not superb
