1. Funding for next house need to be considered. Whether got sufficient $$$ for the next House
2. Resident are people = human = got emotion. Year of living there and neighbor and know the area well .
3. Raising cost of raw materials.
4. How much HDB going to buy back from them to redevelop according to market rate .

The price of new flats are so expensive now. If they were to opt for 4-rm unit, they stil hv to top-up lots of money. Provided they just opt for studio or 3-rm unit.

Definitely not a good deal for large families as room size in the newer flats will be "pigeon" hole-size.
Moreover the current location will just be 500m from the Tavistock station on the new Cross Island Line and the new location is more ulu imo.

Not a good deal then, compared to the previous SERS if the upcoming Tavistock MRT is taken into account (the new location is indeed more ulu too, next to ITE Central). 

In the previous SERS, the Macpherson Lane residents gotta move right next to MacPherson MRT which I think is a good deal. Upcoming supermarket there too. They'll miss the park connector but still, good for them overall.

either that or same 4 rm to 4rm but the floor area may be smaller.
