Most probably bought it for its proximity to food and shops. Tampines Round Market Food Centre is right next to it.
Quite near Tampines West MRT station but need bus to get there (about 600m walking distance).
A small park diagonally across.
That's about it unless one considers Tampines Town Council an amenity.

Many hawker food stalls. At the middle of 3 mrt stations, which means quite far from anyone of them. The traffic from ave 2 to st 11 always quite jammed. Not very ideal
