I wonder if it will drop in our lifetime? SG keeps drawing in wealthy foreigners. Maybe better to have at least one freehold investment property?

One observation, since COVID started, landed property prices had gone up quite a bit, maybe due to work from home people need more space?

Japan closed economy and did not allow much migration hence buying was challenging with ageing population.

Now you know why sg must stay open and go wider?

How to meet aspirations of the people in terms of wealth growth if the island kept close to itself?

Not many countries and economies can go on the innovation track and still do well. German and Japan did that but over time it seems economies of scale and low cost competition still wins in the short run... Govt are short term focused.

Many Japanese did not understand the case for renting until they were hit by inverted pyramid demographics and property saw declining demand in Japan.

For the last 30yrs Japanese prefer to rent instead of buy property.

Many still don't be understand the disadvantage of buying property until they are burnt...only then will they understand the case for renting.

applicable to SG context?
