Quite a surprise.

Pasir Ris is finally coming up with more amenities else it is just parks and beach which suits me just fine.

Yishun is quite good around the central area. But for people working in CBD, it's quite far (just like Pasir Ris. Pioneer is probably further).

Pioneer is an industry area. Maybe some workers dormitories there. Don't think many locals stay there unless they are referring to the Pioneer MRT area, which is north-north-east of the Pioneer area.

Drove to Yishun a few times just to find out more about it. The buildings and roads are quite ok. Maybe not much amenities right now.

It's one of the better town in terms of amenities. Mall, hospital, parks, ponds, hawker centres etc.
