You pay no upfront rent, just $10 + $2K

The monthly mortgage payment from you CPF OA, money you cannot take out until you are above 55

It is an asset only if you owned it, ie, you can pledge it to a bank to secure a loan..
But we can't do that with HDB.. So it is never an asset but rental..
