Not surprising.
The article is talk about that young couple buy maisonette. This type of Old hbd flat , no more. HDB now is try to squeeze more blocks within the land. This is why now BTO flats are small compare with old hbd flats and EPIC price cost more.
resale price is actually " roughly " same like BTO flats. People now actually don't bother how many years housing lease left. UNLESS you going to flip high at resale market.
if you see the old hdb flat price vs BTO flats in resale market , price roughly the same and those still left more years housing lease obviously cost more than those left 60, or 50 housing lease.

new flat too small,, put one bed only occupy the whole room..

But resale HDB flat when you buy come with a shorter lease especially if you buy late. E.g 99 years owner live 30 years sell to you you rugi only have 69 years lease left unless you short life die before 70. So the bigger space in resale come with pro and con. Btw I live in resale and bought it at the sixth year as original owner need stay at least 5 years before can sell.

Partly a lot young couple don't wish to have kids so is ok. 69 years lease left, for this an example this article mean is 30++ couple
so is they expect themselves live till 90s that is just a " target " partly most might not even reach 90s already bye bye.
now even EPIC , you see some as young as 20+ also can RIP sudden.

A much smaller bto flat cost almost the same as a 5 room bigger flat.
It makes sense to buy with grants near parent premises.
And a much developed town with good amenities.
The balance 70 years leases is worthy. Many young Singaporean is very smart in planning for their future.
Not stir by Opposition's kpkb over the 99 years leases issue.
