Just pay them $500 to advertise in propertyguru. Then hande the viewing and sale yourself. Have a lawyer ready in case buyer interested. Tell them to get a lawyer to contact your lawyer. Simple.

I thought buyer has his own agent and seller has his own? Then each pays his own agent.

I quote from CEA:

#1: Agents cannot dual represent
If you are buying a property, your agent should not be representing the seller at the same time. Imagine, you hope to pay the lowest possible price while the seller wants the highest possible price. Whose interests should the agent be safeguarding?

Similarly, if you are paying your agent a commission e.g. to help sell or rent a property, it is an offence for him to collect commission from the buyer or tenant in the same transaction. If he does so, it will be considered as dual representation under the Estate Agent Act.

However, your agent can help the other party with the paperwork as long as he has obtained your consent and it is clear to all parties that he is not acting for the other party. Similarly, he cannot collect a fee from the other party.

This way maybe easier. Some Options to Purchase can be 14 days to 1 month. For loan, you will need the bank to process quickly. The terms in it needs to be agreed. Sometimes, the seller sticks to his/ her own agent.

Depends whether HDB or pte sales.

HDB usually agents co-broke but take from who they represent.  Usually 1%  

Pte sales usually take from seller.  Buyer no need to pay comm.  Buyer agent usually only get 0.5% (even if seller agent managed to secure a 2% comm from seller)

If you represent buyer in pte sales, you take the comm from the seller side (i.e. share the comm with the seller agent).

If it is hdb sales, the buyer will also pay you comm nowadays. If he ask you take from seller agent, you ask him to fly kite Big Grin

What if I am selling my current home and downgrading to small units?

1. Mean I must pay the current agent who help to sell right?
2. Do I need to for another agent that help to seek the new home?🤔
3. Related to to qns 2 do I need to pay that agent?🤔

I am very blur on this also?

As seller you pay seller agent comm 1%

Yes, but you can nego the comm since he got 2 deals from you. Can try 1.75%  Laughing

Again no fixed and hard rules, if easy to sell, you can nego downwards.  Usually if you want him to work hard and close 2 deals side by side with discount, he will ask you for exclusive Big Grin

Above scenario for HDB units only.  If buying and selling pte property, you only need to pay seller agent comm.

Thinking of downgrading to smaller units.

If register in HDB portal intend to sell. Then I need to place advertisment myself right .
The only place property guru or ohmyhm(right).
As for buying I need to search myself also right ?🤔

Any hidden fees?
Can ask for new owners for extension right?🤔

Why don't you call up HDB ? instead asking here.

From my experience so call heard from one of my army friend who sold his resale HDB flat.
He brag claim profit 200k after agent commission , etc service charges and top back his CPF
I don't know how it true and in depth about it, I just listen for " fun "

Yes, nowadays you can sell your own flat easily.  The difference between us and agents is that they do it at a much faster pace cos it is their bread n butter. Can also consider 99.co

HDB is not difficult. Buying and selling can be done there. Can also take HDB loan.

& Intend to buy .

7 days cooling period for intend to sell before I can put it up in the marketplace . Right?

When you sell, the amount collected, a portion will go back to your CPF account for the interest owed.

Actually you can advertise straightaway if that's what you mean.  You just can't grant them an OTP for the next 7 days immediately following your registering the Intent to Sell Big Grin
