I mean if any hainanese talk , i can roughly know what they say.

Partly my parents speak Mandrain to me more so .

My cousin they know how to speak because they stay with my grand mum who also hainanese when they young they talk hainanese to grand mum

Heard Hainan is very expensive place like Sentosa, mostly make $$$$$ from tourists, property prices are sky high

Property may be expensive but rental is still cheap.
Eg just saw video below by a guy who paid RMB 1300 to rent a one-bed room in Evergrande 海花岛 for a month.



The same price range applies if one rents in the more popular Sanya for longer duration.
However for a tourist having a short term stay (of 1-3 months), I would think it is best to stay in those "wellness" (康养) hostels that provide 3 meals at very reasonable prices.

Don't think it can beat Thailand for its many islands and beaches, and lady boys too.
Sanya will thus predominantly serve the internal huge Chinese market. Already many NE chinese had migrated to this city and the neighbouring Dongfang.

And with the Chinese gov push for Hainan Free Trade Port by 2025, more (talented) Chinese from the mainland will progressively move over and settle down on the island.
The native Hainanese, who are less industrious, will soon become a minority "aborigines".
